I’m staying put!
So, you’ve decided that you want to stay put in your home but want to add value to it – this is a common issue for many homeowners, particularly as everyone has only a certain budget to spend and you can’t do everything.
Where, therefore, is the best place to invest your hard earned cash?
Replace the Kitchen
A major room in every home and everyone loves a new kitchen. I once spoke with a chap who owns a kitchen company and he recommends you should budget 10% of the value of your home on a new kitchen, thinking it through he’s not far off.
Upgrade the bathroom
This can be a good cost effective upgrade, with new bathroom suites reasonably priced at all major DIY stores. A decent plumber will have it all fitted in a day, leaving you with the job I hate most of all….tiling!
This is the most expensive addition to any property, but if you make the right choices for how the property will be laid out this can add significant value to your home, on average I would say around 20%.
There are some great deals to be had on replacement windows and doors, many firms offer a “buy one get one free” package. Also worth noting that many insurances firms will bring down your premiums when you replace windows and doors, plus you get 10 year guarantees as well.
Landscape the garden
People forget that the garden is another reception room and landscaped well can add real value to your property as well as making more saleable. Think about outside eating space (ideally covered) being able to cook on the BBQ in the summer rain is a must!
